Barndominium Pros and Cons, for Arkansas
Almost every page on this subject is a list of five advantages and three token disadvantages, written by someone who sells the building. This one is organised the other way round: the advantages are stated precisely enough to be checked, and the disadvantages are given the space they need, because that is where the useful information is. Three things about Arkansas make the honest version different from the generic one. Most of the state's rural land has no building department, so nobody will inspect the work and the consequences arrive later at an appraisal rather than sooner at a framing inspection. Two named jurisdictions have rules that refuse the ordinary steel-clad version of this building. And the ground varies so much between the Ozarks and the Delta that the same design is a sensible choice in one county and a poor one two hours east.

What is actually being compared
Most pros-and-cons lists on this subject compare a marketing image to a stereotype. It helps to be precise about what the building is before arguing about whether it is a good idea.
The frame is a structural system, not a style
Two systems account for nearly every building called a barndominium. Post-frame — the pole barn — carries the roof on widely spaced laminated columns bearing on isolated footings or embedded piers, with horizontal girts and purlins spanning between them. Rigid steel frame uses welded or bolted steel columns and rafters on a similar spacing, usually on a slab with anchor bolts and piers. Both give large clear spans and few interior load-bearing walls. Neither dictates what the outside looks like, what the inside is finished in, or how the building performs; those are separate decisions that get bundled into the word by people describing the cheapest possible version. It is worth naming the vocabulary too, because it splits the search results: pole barn is the term nearly everyone uses and post-frame is the technical synonym the industry uses, and the two return very different pages.
The shell is not the building
A quotation for a barndominium is usually a quotation for a package of steel and a crew to stand it up, ending at a dried-in shell. A finished dwelling adds the slab, insulation and air sealing, plumbing, electrical, HVAC, windows, interior finish and fixtures — every one of them at exactly the same market rate as a stick-built house of the same size, and on a completed project those items are the majority of the cost. That is the single fact that reconciles the wildly different figures circulating on this subject. Supply, erection and finish are three separate jobs and three separate numbers. It is not manufactured housing, and Arkansas instruments say so
This misconception costs real money at appraisal, and two Arkansas documents dispose of it from opposite directions. Volume III of the Arkansas Fire Prevention Code deletes the manufactured-housing appendix in its entirety, and the 2014 Arkansas Energy Code at § 101.5.2 exempts mobile homes and manufactured housing outright — an exemption that only makes sense because a site-built dwelling is not one. A site-built barndominium is a detached one-family dwelling under the residential code, governed by use rather than by framing system, and establishing that with drawings, a foundation design and a permanent-foundation detail removes the objection most likely to complicate a valuation.
The case for, stated precisely
These are the advantages that survive scrutiny. Each one is narrower than the version usually sold, and each one is real.
A genuine structural economy, in three specific places
Post-frame construction saves money in ways that can be named rather than asserted. Fewer and larger structural members instead of continuous stud framing, so less material and less labour per square foot of enclosure. Footings under the columns rather than a continuous perimeter foundation, which on rocky Arkansas ground is a meaningful reduction in trench length — and trench length is where shallow bedrock is priced. And a weathertight envelope achieved in days rather than weeks, which shortens exposure of the structure to weather and shortens the interest-carrying period on a construction loan. None of those advantages extends past the frame, which is why the honest claim is a discount on the structure rather than a percentage off the house.
Staged finishing is real rather than rhetorical
Because the structure and the envelope are complete early and the interior is non-structural, a barndominium can genuinely be occupied in one part while another is unfinished, and the unfinished part can be completed later without touching the frame. That is the one budget lever on this building type that reliably moves the number, and it is not available on a conventional house in the same way. Two cautions attach to it. In a jurisdiction charging per square foot under roof, the unfinished bay is inside the fee base and costs what a bedroom costs — North Little Rock charges $0.20 per square foot under roof for the building permit alone, plus $0.10 each for electrical, plumbing and mechanical. The shop is part of the house rather than a second building
A workshop, a garage bay or equipment storage under the same roof and the same envelope avoids a second foundation, a second roof, a second service run and a second building's worth of exterior. For anyone who actually needs that space — and in rural Arkansas that is most people — it is the strongest practical argument for the type. It also has consequences worth planning for rather than discovering: whether the bay is heated changes the energy specification, the permit fee base in some jurisdictions, and the appraiser's read on the proportion of the building that is residential. On most rural Arkansas land, nobody restricts what it looks like
There is no statewide architectural rule in Arkansas — the Fire Prevention Code governs how a dwelling is built, not what it looks like — and on unincorporated land with no planning board there is frequently no body reviewing appearance at all. Benton County states on its own page that it has no zoning in the unincorporated areas and that all unincorporated property is usable by right for single-family residential and agricultural purposes. For a building type that design-review bodies elsewhere argue about, that is a substantial and specific advantage. The exceptions are named further down this page, and they are exceptions rather than the rule.
One code, one specification
Arkansas adopted a single statewide residential code by rule, effective 1 January 2023, and a locality may make it stricter but may not weaken it or substitute a different edition. For anyone who has tried to design across a state with competing local editions, that is worth something concrete: the technical specification you build to does not change when you cross a county line, even though the question of who checks it does. It also means an engineered design produced for one Arkansas site is working from the same base document as one produced for another.
The case against, which is where the credibility is
Every one of these is real, most are solvable, and the ones that are not are worth knowing before rather than after. A page that lists three token disadvantages is not being honest with you.
Resale and the comparable sales problem
This is the disadvantage that outlives every other one, and it is a documentation problem rather than a prejudice. Fannie Mae's Selling Guide at B4-1.3-08 requires a minimum of three closed comparable sales in the sales comparison approach and states that comparables within twelve months should be used. Its Rural Properties subsection acknowledges that rural properties often have large lot sizes and rural locations can be relatively undeveloped, so there may be a shortage or absence of recent truly comparable sales in the immediate vicinity — and permits comparables a considerable distance away where they are the best indicators of value and the appraiser explains the selection. Everything about that is workable, and none of it is automatic. In a thin rural market with an unusual building type, the appraisal is the slowest and least predictable step, and it is the step that decides the loan and later decides the sale. Insurance is underwritten on what a carrier can verify
An insurance binder is a closing condition, and a carrier prices what it can see. On an unusual structure with no permit history, the carrier has no third-party record of the foundation design, the connection and anchorage schedule, the electrical rough-in or the roof system, and uncertainty is priced in or declined. Nothing about steel or post-frame construction is uninsurable; what is difficult is a building with no documentation. The same file that satisfies a lender satisfies a carrier — engineered design, inspection reports, dated photographs, the trade licences — and the moment to raise it is at design rather than at closing. Distance to a responding fire department and the water supply available to it are separate questions worth asking about the parcel early.
Condensation, and the piece of advice that causes it
The envelope failure specific to this building type is moisture, not weather. A steel skin is vapour-closed on the outside; Arkansas's vapour drive reverses seasonally; an assembly closed on both faces cannot dry in either direction. Stapling continuous polyethylene to the inside of the girts — the most repeated piece of shop-conversion advice there is — makes it worse in an Arkansas August, because summer moisture condenses on the cool inner face of that sheet and stays in the insulation. The correct approach is a retarder class chosen for the assembly and the county's climate zone, insulation continuous and in contact with the surface it insulates so there is no cold plane with air moving behind it, and serious attention to air leakage at base trim, purlin penetrations, the wall-to-roof transition and overhead-door jambs. Sustained condensation on the back of a panel does more damage to steel over ten years than weather does, so this is the corrosion question as well. The material detail is on the metal homes page.
Two Arkansas jurisdictions refuse the ordinary version outright
Bentonville's Sec. 50-504 lists metal panel thinner than 24 gauge among eight prohibited materials, and ordinary pole barn skin is 26 or 29 gauge. It also allows no more than two primary materials on a façade, requires materials to return at least 24 inches around corners, and requires them to wrap all sides visible from public view — so a masonry front with bare steel flanks is not available either. And the Fort Chaffee Redevelopment Authority's guidelines prohibit metal buildings outside the Mixed Use: Industrial/Office areas across the former Fort Chaffee land in Fort Smith and Barling, with pre-fabricated metal outbuildings not permitted in residential areas. That second one is a covenant rather than zoning: no city enforces it, it runs with the title, and it is reviewed after closing by a private design review committee. Neither is a reason to avoid a whole city. Both are reasons to establish which rules attach to a specific parcel before making an offer.
Nobody inspected it, and that shows up four times
On most rural Arkansas land there is no plan review, no framing inspection and no certificate of occupancy — Garland County states on its own addressing page that it does not issue any type of Certificate of Occupancy. Nothing goes wrong on the day. The consequences are deferred and they arrive in the same four places every time: an appraiser who needs evidence the structure is what the file says it is, a carrier underwriting on what it can verify, a lender that wants a completed habitable dwelling and cannot be handed a certificate that does not exist, and the next buyer's inspector finding the concealed work you cannot show them at the worst moment of a transaction. The response is to build the record the permit would have created — a stamped design, third-party inspections at the milestones the code names, and dated photographs of everything before it is covered — while the walls are open, at a fraction of what reconstructing it later costs.
The ground is the biggest unpriced variable, and this shape is sensitive to it
A wide, light, slab-dominated building with a large opening in one wall is the least forgiving geometry there is for differential movement, which makes soil the dominant risk on Delta ground and slope the dominant cost on Ozark ground. Both are checkable before an offer and neither is checkable afterwards for less money. Two secondary consequences are worth naming. Basements are frequently unavailable: Rogers's Cave Springs karst regulations prohibit basements outright across the two highest-vulnerability zones, and Faulkner County's flood damage prevention code prohibits basements anywhere in a Special Flood Hazard Area. And a large flat pad on 30 percent ground is a cut-and-fill and retaining exercise that frequently makes the driveway the largest single line on the site budget.
The big opening is the weakest element in the building
An overhead door is the least tolerant part of the structure — it is the largest hole in the shear wall, it needs the biggest header, and it is the first thing to bind if the frame racks or the slab moves. In Arkansas it is also the element that most often sits at grade on the weather side. That is a design question rather than an argument against the door: brace the wall it sits in, detail the head and jambs for air and water, and think about where it faces relative to the prevailing weather and the driveway approach. It is worth saying because a barndominium plan almost always has one and almost no page about them mentions it.
The decisions that actually change the answer
Several things treated as verdicts on this building type are really design decisions, and each one has a consequence that can be predicted rather than discovered.
How much of the building is dwelling
The proportion of living space to shop is the decision with the widest consequences. It affects the appraisal — Fannie Mae's B2-3-04 requires a property with a non-residential use alongside the residential one to remain primarily residential in nature and not to be modified in a way that adversely affects its marketability as a residential property. It affects fees from the other direction — Bentonville exempts unoccupied accessory structures related to a residential unit from the four impact fees the city publishes at $3,845 per single-family unit, so a detached shop with no living space pays none of them and a shouse pays all of them. And it affects the wastewater design, because the Arkansas Department of Health rule sizes the absorption area from design daily flow driven by bedroom count rather than from floor area. Decide it early, because it is close to unchangeable later.
Whether the shop is heated
This one small decision moves three separate numbers. It decides whether that floor area is inside the thermal envelope and therefore inside the energy specification. It decides the permit fee in jurisdictions that read heated square feet — Rogers reads heated square feet only, so an unheated bay is outside the fee entirely, while North Little Rock and Searcy charge on square feet under roof and treat the bay exactly as they treat a bedroom. And it changes the condensation problem, because a partially conditioned space adjoining a fully conditioned one is where the awkward moisture questions live. Answer it before the drawings are final rather than after the frame is up.
One storey or two, and the site decides
The reflex on this building type is a single wide floor, and on flat ground with no rock that is usually right. On sloping or rocky ground it inverts, because almost everything expensive about the site is priced by plan area: cut, fill, retaining, rock excavation, the graded pad, the roof plane and the slab all shrink together when the footprint halves. SSURGO puts a representative slope of 12 percent or more across 65.7 percent of the Madison County survey area and 48.7 percent of Washington County, and a lithic or paralithic bedrock restriction within 152 cm across 79.7 percent of Cleburne County and 70.8 percent of Garland. On that ground a two-storey plan is a site decision rather than a style one.
The roof system, which is a maintenance decision
The two metal roof systems behave differently over time and the difference is not cosmetic. A through-fastened panel puts a gasketed screw through the weather surface at every purlin, and every one of those is a maintenance item over the life of the building. A standing-seam system clips to the structure and lets the panel move with temperature, which is why it carries the long published warranties. The residential code ties the choice to geometry as well: the minimum slope permitted for a lapped, non-soldered-seam metal roof without applied lap sealant is far steeper than the minimum for a standing-seam system, so a nearly flat roof plane has already chosen the panel. And warranty is currency in at least one Arkansas city, because Bentonville's alternative-materials route runs on documented durability, weather resistance, impact resistance and manufacturer warranty.
Who this building actually suits
The closing question, and the one most pages on this subject skip entirely.
It suits someone who genuinely needs the shop
The strongest case for this building type is functional rather than financial. Someone who needs covered working space, equipment storage or a workshop gets it under the same roof, the same foundation and the same envelope, and pays once for those things rather than twice. On rural Arkansas acreage that describes a large share of the people buying, and for them the arithmetic is genuinely favourable. Someone who wants an ordinary house and expects a discount for choosing a different frame is working from a premise the numbers do not support.

What's different about Arkansas
The code is one document, and most of Arkansas has no counter for it
Arkansas has a single statewide residential code — the Arkansas Fire Prevention Code, 2021 Edition, Volume III, which is the 2021 International Residential Code with Arkansas amendments — and its scope reaches detached one- and two-family dwellings and their accessory structures by use rather than by frame type. That is a genuine advantage: one specification, no patchwork of editions across county lines. The corresponding disadvantage is that enforcement is a local option, and most of rural Arkansas has never taken it, so no inspector is the norm rather than the exception. That cuts both ways honestly. It removes friction and cost from the build, and it removes the public record that would otherwise stand behind the building for the rest of its life. Bentonville regulates the panel by gauge
The Bentonville Community Code took effect on 14 May 2026, and Sec. 50-504, headed Required materials, writes an exterior-materials rule into law. It sets a closed list of materials permitted as primary cladding — brick, natural stone and cast stone; natural or architectural concrete; high-quality architectural metals named as aluminium composite, copper and bronze; marble and granite; and fibre cement board or wood siding carrying a minimum 25-year warranty in the T2, R-1, T3 and T4 districts — then lists eight prohibited materials, one of which is metal panel thinner than 24 gauge. The steel skin on an ordinary pole barn package is 26 or 29 gauge, both thinner than 24. Read the section's neighbours before drawing a conclusion: the tree-preservation section in the same article expressly does not apply to individual single-family and two-family dwellings on existing lots, and the outdoor-lighting section expressly exempts one- and two-dwelling residential uses, while the materials section carries no such carve-out. That is an observation about what the text does not say. For a house in Bentonville the honest answer is not in the usual gauge, not by right — and the route through is written into the same section, which allows an alternative material or configuration to be requested from the Planning Commission where it meets or exceeds performance standards for durability, weather resistance, impact resistance and manufacturer warranty, documented in product cut sheets or technical data.
A covenant can prohibit the building where no zoning does
The Fort Chaffee Redevelopment Authority's Master Development Guidelines, revised 18 October 2024, govern the former Fort Chaffee land that spans Fort Smith and Barling. Under Architectural Character they state that metal buildings may be permitted only as industrial buildings within the Mixed Use: Industrial/Office areas and only with special exception, and then that the construction of metal buildings in areas other than Mixed Use: Industrial/Office is prohibited. For residential areas they add that pre-fabricated metal outbuildings are not permitted and that accessory structures must be compatible in design and material with the residence, with a permitted palette of brick, stone, pre-cast, stucco and wood plus Hardie Board. No city enforces any of that — it travels with the land and is reviewed by the Authority's Design Review Committee after closing. This is the clearest illustration in the state of why a title search matters as much as a zoning check on this building type, and why the deed is the document to read before the drawings.
Design review is the harder version of the same problem
Eureka Springs runs the strictest exterior regime in Arkansas and it is not a materials list. The city's own Historic District material states that the Historic District Commission must issue a Certificate of Appropriateness for any exterior work done on all properties within the district, and that the district boundaries were set at the city limits when it was created in 1970, so most of the city sits inside them. Decisions are made against the Secretary of the Interior's Standards and the city's own Historic District Guidelines. New construction — a change to the size or volume of a building, its roofline or its footprint — is the top tier, requiring a conspicuous sign posted on the property at least ten days before the hearing. The certificate itself is free, but no building permit issues without one, and exterior work done without one is a misdemeanour with fines up to $500 under the city's ordinance, each day a separate offence. None of this applies on unincorporated Carroll County land outside the city limits, which is where nearly all the county's buildable acreage sits.
The energy code sets the climate zone by county, and it is one of the few statewide numbers
Almost nothing in Arkansas design criteria is genuinely statewide, which makes this exception worth using. The 2014 Arkansas Energy Code, Chapter 3, replaces the model code's climate zone figure with its own county list: Baxter, Benton, Boone, Carroll, Fulton, Izard, Madison, Marion, Newton, Searcy, Stone and Washington are Climate Zone 4, and the other sixty-three counties are Climate Zone 3. The code writes them without a moisture suffix. That single table decides the insulation and fenestration targets and, more importantly for this building type, it is the input to choosing a vapour retarder class for a steel-skinned wall. There is a catch that matters on rural land: § 110.2 requires the code to be adopted by counties, cities and municipalities that issue building permits for new building construction — which is not most of rural Arkansas. Where nobody issues a permit, nobody enforces the energy code either, and the specification is the owner's to set.
Condensation is the failure mode specific to this envelope
A steel panel wall is effectively vapour-closed on the outside, and Arkansas's vapour drive reverses with the season — outward through a cold January, inward through a hot, humid August. An assembly closed on both faces has nowhere to dry in either direction. The single most common piece of shop-conversion advice, stapling continuous six-mil polyethylene to the inside of the girts, is usually the mechanism that soaks the insulation rather than the thing that protects it, because summer moisture condenses against it and sits there. The right answer is a retarder class chosen for the assembly and the county's climate zone, with insulation continuous and in contact with what it insulates so there is no cold plane with air circulating behind it. And the larger half of the answer is air rather than vapour: bulk air leakage moves far more moisture into an assembly than diffusion does, which is why base trim, purlin penetrations, the wall-to-roof transition and the overhead-door jambs matter more than any sheet of plastic. Sustained condensation on the back of a panel is also the main corrosion mechanism on a steel building, which makes this a durability question as well as a comfort one.
The building shape is the worst case for Delta clay
USDA-NRCS SSURGO puts Vertisols — the soil order defined by shrink-swell — at 43.6% of the Chicot survey area, 34.8% of Desha and 33.7% of Crittenden. A barndominium is close to the worst possible geometry for that ground: wide, so differential movement spans more soil variability; light, so there is less dead load resisting swell; slab-dominated, so movement shows up directly as floor movement; and usually built with a large overhead door in one wall, the element least tolerant of a racked frame. The Arkansas Geological Survey's own language is that structures can literally break apart where shrink-swell is not considered during construction. This is not an argument against the building type. It is an argument for reading the soil before choosing the site, which is the subject of the land guide, and for treating an engineered foundation as a line item rather than an upgrade on that ground.
There is no farm exemption to hide behind
One of the persistent selling points for this building type — that it is really an agricultural building and therefore outside the rules — does not work in Arkansas, and the statute answers it in a single adjective. Arkansas Code § 17-28-102(a)(4) exempts the construction, installation, maintenance, repair or renovation of any nonresidential farm building or structure. Put a dwelling in the building and the exemption evaporates. The plumbing exemption at § 17-38-302(2) fails on the same test, reaching only buildings whose primary use is agricultural, outside any city limits and not connected to a public water, sewerage or natural gas system — so a rural water association connection alone defeats it. And every one of these exemptions is from a licensing requirement rather than from the code. The pipe still has to be right; it just does not have to be a licensed plumber's pipe.
Pros and cons, honestly
Pros
- A real structural economy in three nameable places: fewer, larger members instead of continuous framing, footings under the columns instead of a continuous perimeter foundation, and a weathertight envelope in days rather than weeks.
- Wide clear spans and almost no interior load-bearing walls, so the open plan is close to free and a future reconfiguration is a partition decision rather than a structural one.
- Staged finishing genuinely works: the structure and envelope complete early and nothing added later is structural, which is the one budget lever on this type that reliably moves the number.
- Workshop, garage or equipment space sits under the same roof, foundation and envelope, so it is paid for once instead of twice — which on rural Arkansas acreage is the strongest practical argument for the type.
- Arkansas has one statewide residential code that a locality may make stricter but not weaker, so the technical specification does not change across county lines.
- On unincorporated land with no planning board there is usually no zoning, no design review and no restriction on appearance at all.
Cons
- Appraisal is the slowest and least predictable step. A minimum of three closed comparable sales is required, and a thin rural market with an unusual building type is where that requirement bites hardest.
- An insurance carrier underwrites what it can verify, and a building with no permit history and no third-party inspection record gives it very little to work with.
- The envelope has a failure mode of its own. A steel skin is vapour-closed outside, Arkansas's vapour drive reverses seasonally, and the most commonly repeated fix — polyethylene stapled inside the girts — usually makes it worse.
