How much do you want to take on?
Almost every barndominium conversation starts in the wrong place, with square footage. This is the question that actually sorts the options, and it is worth answering honestly before anyone draws anything.
Drawings only
We design and engineer, you take the sealed set to whichever builder you like. You carry the schedule and the risk, and you keep full control.
Kit or shell
Engineered structure delivered, erected by you or by us. Common where an owner has trades in the family, or time and a tractor.
Turnkey
Raw lot to certificate of occupancy under one contract. One schedule, one point of contact, one party answerable when an inspector has a question.
No inspector is not the same thing as no code
The State says its building code applies statewide, including in rural and unincorporated areas. What Arkansas does not do is staff a counter everywhere: local jurisdictions are authorized to establish a building department, not required to, and on a lot of rural land there is nobody to hand a drawing to. That is not the licence it looks like. The obligations still exist — and the people who check them later are the appraiser, the insurer, your lender, and whoever buys the place from you. We draw and build to the code whether or not anyone is going to ask.
