40x60 Barndominium Floor Plans in Arkansas

Forty feet by sixty is 2,400 square feet under one roof, one slab and no stairs, and almost every decision on it runs through two numbers: the 40-foot span the frame has to cross, and how much of the 2,400 you heat. Arkansas permits that building very differently depending on whose counter it lands on — a valuation ladder in Benton County, a five-band schedule in Springdale, per-square-foot trade fees in Jonesboro, and in Washington County a residential permit the ordinance simply deems issued.

What actually changes at this size

The dimensions are the easy part. These are the decisions that follow from them.

2,400 sq ft, all on one level

No stair, no second-floor framing, no upper-level mechanical run — roughly a fifth more floor than the 2,000-square-foot figure most size questions circle around, and all of it on one slab.

Forty feet is the span that decides the frame

Forty feet clear is where a post-frame truss or a red-iron rigid frame earns its keep and a stick-built roof stops being the cheaper answer. It also sets interior volume: at a 4:12 pitch the ridge stands about 6 ft 8 in above the eave.

Trade permits priced by the square foot

The City of Jonesboro fee sheet, carrying resolution numbers RES-17:091 and RES-17:092, prices residential electrical, plumbing and HVAC at $0.05 per square foot each — at 2,400 square feet, $120 apiece — plus a $50 planning review for a new dwelling.

Septic review reads heated area, not footprint

The Arkansas Department of Health sets its onsite wastewater plan-review fee by structure size at § 4.9.1 — $30.00 at 1,500 sq ft and under, $45.00 to 2,000, $90.00 to 3,000 — while § 4.9.2 excludes auxiliary areas, listing garages, carports and porches. A shop bay inside the 2,400 is not counted the way living space is.

The cost question, answered structurally

The dimensions fix four quantities and none of them is a price

A 40x60 fixes 2,400 square feet of slab, about 200 linear feet of exterior wall, a roof plane that at a 4:12 pitch covers roughly five percent more area than the floor, and a clear opening 40 feet wide. Everything that moves the number sits outside those four: how much of the 2,400 is heated, what the ground does to the foundation, and what the site needs by way of a well, a field, power and a drive. One consequence of the geometry is worth knowing — 2,400 square feet sits behind 200 feet of wall, while a 30x40 encloses half the floor behind 140 feet, so the larger box buys its square footage with less of the expensive part of a metal shell. This site publishes no prices. It publishes jurisdictions' own fee ordinances, by number.

Thirty feet of the 60-foot length given to the shop, thirty to the dwelling, divided on a line running the full 40-foot depth so the frame is uninterrupted either side of it. The living half takes two or three bedrooms across that depth comfortably, and it sits inside the Arkansas Department of Health's lowest plan-review band at § 4.9.1 — $30.00 at 1,500 square feet and under — because § 4.9.2 excludes garages from the calculation.

Living-weighted, shop kept to one bay

800 sq ft shop / 1,600 sq ft living

Twenty feet of length for a two-vehicle shop with one overhead door, forty for the house. This reads as a home with a workshop rather than a shop with an apartment, and it puts heated area above 1,500 square feet — moving the Department of Health's plan-review fee to the $45.00 band at § 4.9.1. The shop bay still wants its own slab thickness and its own header design, because the overhead door removes a wall segment that was bracing the frame.

No shop at all — the full-width dwelling

Heat and finish the whole 40 by 60 and it becomes a wide single-storey home — four bedrooms plus a study across a 40-foot depth. Every square foot now counts as heated area, which puts the Department of Health's plan-review fee in the $90.00 band at § 4.9.1 for structures above 2,000 and up to 3,000 square feet, and puts the whole 2,400 into the conditioned envelope the Arkansas Energy Code governs.

A 12-foot lean-to along the 60-foot side adds 720 square feet of covered work area, equipment parking or porch without touching the 40-foot span or the primary trusses. It hangs off columns that were already there, which is why it costs less per covered foot than widening the main frame — and as an unheated porch it is among the auxiliary areas § 4.9.2 excludes.

Attractive on paper and the version most likely to be refused inside a city. The City of Cabot Zoning Code, Article VI, Section 1(a), caps a detached accessory building at the smallest of 30 percent of the total rear yard, forty percent of the heated and cooled floor area of the main structure, or 800 square feet — a 2,400-square-foot shop is three times that ceiling. Section 1(c) is the way through: garages and structures attached by a common roof are not accessory buildings at all.

What does a 40x60 barndominium cost in Arkansas?
No honest figure comes off the dimensions. The footprint fixes the slab area, the wall length, the roof plane and the span, and nothing else. Everything that moves the price sits outside them — how much of the 2,400 is heated and finished, what the ground demands of the foundation, and whether the site needs a well, a septic field, a service run and a drive. The dollar figures that can be put in writing before a plan exists are published fees. Benton County's Ordinance O-2024-62, adopted 21 November 2024, prices the residential building permit off a valuation the county takes from the ICC Building Valuation table dated February 2024 attached to the ordinance: $25.00 for the first $1,000.00 plus $4.00 per additional thousand to $50,000.00, then $245.00 plus $3.00 per thousand to $100,000.00, $445.00 plus $2.00 per thousand to $500,000.00, and $1,245.00 plus $1.00 per thousand above that. Note what that means — the county sets the valuation from a national table, not from what you agreed to pay a builder. Ask any builder to break a quote into slab, shell and finished square feet, priced separately. One rate per square foot across a building that is half shop is arithmetic designed to hide the answer.
What are the permit fees on a 2,400 square foot barndominium?
It depends entirely on the counter, and Arkansas gives genuinely different answers. In Jonesboro the fee sheet — printing its own resolution numbers, Planning RES-17:091 and Inspections RES-17:092 — charges $50.00 to review the plan for a new single-family dwelling, $25.00 for a detached or accessory structure, $50.00 for a foundation and footing permit up to 40,000 square feet, and prices residential electrical, plumbing and HVAC at $0.05 per square foot each. At 2,400 square feet that last line is $120.00 apiece, so $360.00 for the three trades before the building permit itself, which is priced off project cost. JMC 105-23(g) doubles the fee for anyone who starts work before the permit issues. Springdale revises the building code's fee section at § 22-32(b) into five bands, running from $15.00 for the first $1,000 plus $5.00 per additional thousand up to $1,660.00 plus $2.00 per thousand above $500,000, with valuation drawn from the International Code Council's average construction cost tables. In unincorporated Washington County, Ordinance 2025-044 § 5(P) provides that the building permit is deemed to be issued for agricultural and single-family residential uses — a permit nobody applies for, prices, reviews or inspects.
Is 2,400 square feet on one level enough, or should it be two storeys?
Two thousand square feet is the size figure most people arrive at when they ask how big a barndominium ought to be, and 40 by 60 lands a fifth above it without a stair. That is the argument for this footprint over a two-storey building of the same area: one slab, one roof plane, no floor structure between them, no stairwell eating floor on both levels. The trade is width. Forty feet of depth is generous by house standards — a stick-built ranch is commonly 26 to 32 feet — so a 40x60 laid out badly ends up with rooms nobody can light. Run the primary corridor along the 60-foot length rather than across the 40 so daylight reaches both long walls, and put the rooms that tolerate borrowed light in the middle third of the depth. Ceiling height is the compensation. Across a 40-foot span at a 4:12 pitch the ridge stands about 6 ft 8 in above the eave, so a vaulted living area is available at no structural cost, which a two-storey plan of the same area cannot offer at all. On sloping ground, one level also avoids the stepped footings Benton County requires at grades of 10 percent or steeper.
Does the 40-foot span have to be clear, and what does that cost?
It does not have to be, and that is the decision worth making before the floor plan rather than after. A clear span means no interior bearing wall and no column in the middle of the shop; a pole barn instead sets columns on a grid, usually eight to twelve feet apart, and is cheaper for the same envelope because the frame does less work. Forty feet is where the question bites: below it a conventionally framed roof still competes, and at forty a post-frame truss or a red-iron rigid frame does something a stick-built roof cannot without a beam and posts landing somewhere inconvenient. Either way the building leaves the prescriptive tables behind — Section R301.1.3 of the Arkansas Residential Code sends structural elements exceeding the limits of Section R301 to accepted engineering practice, and permits design to the International Building Code instead. In northeast Arkansas the span carries a second cost. Running the USGS ASCE 7-16 design-map values for Jonesboro through the seismic design category table at R301.2.2.1.1 returns D₂, and in categories D₀ through D₂ the code caps average dead load for combined roof and ceiling assemblies at 15 pounds per square foot on a horizontal projection. Across a 2,400-square-foot roof plane that is a real constraint on assembly choices, and the category the local building official publishes governs.
If the shop half is detached, is it still allowed at this size?
Frequently not, and this is where 40x60 collides with Arkansas zoning harder than any other footprint. Inside a city a detached shop is an accessory building, and accessory buildings are capped. The City of Cabot Zoning Code, Article VI, Section 1(a), caps one at 800 square feet at the very most — the smallest of 30 percent of the rear yard, forty percent of the main structure's heated and cooled floor area, or 800 square feet — holds it to 16 feet at the roof peak, and requires materials and colours consistent with the main building and with other residences within 200 feet. A 2,400-square-foot detached metal shop fails that on size, and probably on height and colour too. Jonesboro's JMC 117-225(a) lands in the same place by a different route: an accessory building may not occupy more than ten percent of the lot area or cover more of the lot than the principal use, and in RS-1 and RS-2 it may not exceed fifty percent of the principal structure's area. Both cities publish the way through, and it is a drawing-board decision rather than a counter decision. Cabot's Section 1(c) states that structures attached by a common roof are not accessory buildings; JMC 117-225(b) requires an attached accessory building to be made structurally a part of the main building and to share a common wall with it. Draw the shop under the same roof and the caps never reach it.
What does the slab under a 40x60 have to do in Arkansas?
More than the square footage suggests, because a 2,400-square-foot single-storey barndominium is the worst available shape for problem ground. It is wide, so differential movement has more plan dimension to work across; it is light, since a post-frame or steel shell puts a fraction of a masonry house's dead load on the soil; and the finished floor is the foundation over most of its area. The Arkansas Residential Code sets a floor of 12 inches below undisturbed ground at R403.1.4 and leaves the frost line to the local jurisdiction, because Table R301.2 is printed blank statewide. Two jurisdictions fill it in and both go deeper. Springdale revises building code Section 1809.4 at § 22-32 to set minimum footing depth at 18 inches. Benton County publishes an 18-inch frost line, requires a monolithic pour to be at least 15.5 inches from the top of the slab form to the bottom of the footing, and will not accept a footing excavated into fill without a soil compaction report, excavation to native soil, 12-inch piers to native soil at the corners and every eight feet on centre, or a structural engineer's design. Roughly 40 percent of that county's mapped survey area carries a fragipan, per USDA-NRCS data, which perches water above itself in winter and spring.
Does a 2,400 square foot footprint mean a bigger septic system?
No, and this is the most misunderstood thing about building big in rural Arkansas. The Arkansas Department of Health sizes an absorption field from design daily flow and the soil's loading rate, and design daily flow is driven by bedroom count — the rule defines a bedroom at § 2.5 as any room inside a residence intended for the purposes of sleeping quarters. Three bedrooms in 2,400 square feet and three bedrooms in 1,400 square feet size the same field, and adding a 1,200-square-foot shop bay adds nothing to it. The fee follows the same logic: § 4.9.1 sets plan review by structure size, and § 4.9.2 excludes auxiliary areas, listing garages, carports and porches. What decides whether the site works is the soil, and the rule is uncompromising about finding out: two soil pits minimum, one in the primary absorption area and one in the secondary, left open for the Authorized Agent, and no absorption system installed in fill material. Soil with a percolation rate slower than 75 minutes per inch is unsuitable for a standard system, and a fast percolation result cannot buy a smaller field than the seasonal water table data requires. Dig the pits before the slab is designed, not after.
